In last week’s post, we talked about 5 inexpensive ways to increase the value of your home. We focused on energy efficient ways to do so. Today, we’re going to be looking at more ascetic upgrades that you can make that will make a huge difference in the value of your home.
And of course, if you’d like a Competitive Market Analysis of your home, contact us and we’d be happy to do one for you.
Tile floors?! What?! You said inexpensive! Yes we did, and we aren’t talking about your whole house; we’re talking about just in your bathrooms. Most bathrooms have a very small square footage for the floor, but it is also one of the most important rooms in your home. Upgrading to a new tile floor (ceramic, porcelain) can really add a lot of value to your home. It doesn’t have to break the bank either. You don’t need to do the whole bathroom over, but this is a good place to start on a limited budget.
WiFi is an ever increasing part of our daily lives. Not only do you run your computers and phones off of WiFi, but TVs, appliances and other gadgets are all soon going to be running on WiFi. That can put a lot of drain on your internet service. While your teenage daughter is chatting and watching videos on Snapchat, it takes the bandwidth away from you binge-watching Netflix!
There are several WiFi boosters on the market that can amplify that signal without you having to pay more to the cable company for higher bandwidth. It can save you a lot of money over the years. . . a LOT of money!
Add a Walkway
We all know what curb appeal is right? Well, if you don’t, it’s how your house looks from the outside before anyone goes inside. Think of it as your home’s first impression on potential buyers. Sure, you can go crazy with landscaping, but a nicely laid out walkway from the driveway or sidewalk to your front door can do wonders for people. Get some inexpensive pavers and lay them out on a Saturday. It will look great and really make a difference!
Get a New Front Door
What’s often the first thing that potential buyers come into contact with when looking at your home? The front door. If you’re coming in and out of your house from an attached garage, we bet you haven’t even looked at your front door in years! Go take a look at it right now…go ahead…we’ll wait. (Back? Good!)
What did it look like? Was it inviting and welcoming? No? Well, go get a new one that is right now! Seriously! A nice front door that fits your home’s style but that is warm and inviting will do wonders for the first impression people will have of your house!
Replace the Toilets
We don’t care how fastidious you’ve been with your cleaning prowess over the years. Nothing in your home can get nasty like a toilet. They crack, get loose and can have other less-than-pleasant things happen.
Replacing a toilet isn’t super expensive and there are many good ones out there. Many modern toilets are efficient without sacrificing their basic functionality (read: they aren’t low-flow models). A new toilet can really amp up the perception of a well maintained and cared for home. That translates to more money for you!
