Gated communities are extremely prevalent in Palm Beach County (among other areas of South Florida) and have been for decades. Now, the rest of the country is catching up! Gated communities are becoming more and more popular even as the HOAs that govern them become more and more restrictive (not allowing “for sale” signs).  Marketing your house in a gated community presents its own unique difficulties to overcome. Below are tips from us on unique ways to help market in a gated community.

Use Community Resources

Do you have a clubhouse or another place where people gather? Maybe it is near the pool, or tennis courts. Place your flyers in and around the clubhouse. If you have manned guard gates, give them to the guards as well. They could be a great help. Ask them to hand them out to any agents or potential buyers who are coming in the community to look for homes.

Work with Your Neighbors

You wouldn’t believe what a HUGE resource your neighbors could be. When you have your marketing materials, go around the neighborhood and talk to your neighbors. Let them know that you are selling your house. Ask them if they know of any family members or friends that they know who are looking to buy and who they would like to have as new neighbors! If they know of someone, they’ll let them know. If they can have any control over who their new neighbors will be, they’ll definitely want to be a part of it!

Make Some Calls

Real estate agents often have lists of people to call whom they can call when they get new listings. You may not know it, but so do you. Get on the phone and call friends, family and anyone else you know. We call this your sphere of influence. Talk to people at work too! Call everyone you know. You never know when someone knows someone who will know someone who is looking for a new home.

Make Sure Buyers Can Get In

Make sure you check with your HOA and find out how to let buyers get in to the community to see your home. If you have manned gates, this becomes easier, but I your gate is controlled by keycards or pin numbers, you’ll need to make sure that people know how to get in. You don’t want to give your personal PIN out to just anyone.

Hire a Professional

Does this sound like a lot of work? That’s because it is! People who sell their own homes instead of hiring a professional Realtor have been proven to sell their home for less and in a much longer period of time. Hiring a Realtor allows you to sit back and focus on other important aspects of your future like where you will live next and how you will move there. If you want to sell your house in the shortest amount of time for the most amount of money, it is crucial to hire a realtor.
